We curate off-plan developments based on developer track record, regulatory compliance, and investor protection. Here's what we look for.
Why We Curate
Dubai's off-plan market has hundreds of active projects. Not all are created equal. Some developers have spotless track records; others have delays, quality issues, or worse. We filter so you don't have to.
Quality over quantity. We'd rather show you 5 solid options than 50 unknowns. Every development we feature has passed our vetting process. If a project doesn't meet our criteria, it doesn't appear on our site—regardless of commission potential.
Developer Criteria
Before featuring any development, we verify the developer meets these minimum standards:
RERA Registration
Active registration with Dubai's Real Estate Regulatory Agency. RERA-registered developers must meet financial requirements, submit project escrow accounts, and comply with disclosure rules.
3+ Completed Projects
Minimum three projects delivered and handed over to buyers. We review completion timelines, quality feedback, and any reported issues before featuring a developer.
Payment Transparency
Clear payment schedules published upfront. No hidden fees, no surprise milestone changes. All payments to RERA-regulated escrow accounts with proper documentation.
Service Reputation
We check buyer reviews, agent feedback, and industry reputation. Responsive sales teams, reasonable handover processes, and fair treatment of service charge disputes matter.
Development Criteria
Each individual project must also meet these standards:
Clear Title & Permits
Valid Oqood registration, approved building permits, and no disputed ownership. We verify the project has proper DLD registration before featuring.
Realistic Timelines
Handover dates that match construction progress. We note any developer history of delays and flag projects where timelines seem optimistic relative to current state.
Service Charge Estimates
Projected annual service charges disclosed before purchase. We highlight projects where estimates seem unrealistic or where similar completed projects have seen significant increases.
Escrow Confirmation
Verified escrow account with a UAE-regulated bank. All buyer payments protected under Law No. 8 of 2007. Project funds can only be released based on construction milestones.
Our Independence
No Developer Payments
We don't accept advertising fees, featured placement payments, or sponsored content from developers. Our revenue comes from currency exchange services—completely separate from which developments we recommend.
This separation matters. We have no financial incentive to promote any particular developer or project. If a development doesn't meet our standards, it won't appear here—regardless of what commission we might earn elsewhere.
